Home Inventory

$9.99

The list you cannot make after a fire. Room by room, priced at replacement cost rather than what you paid, with a category dropdown that feeds a live sub-limit check — because Coverage C carries per-category caps inside it, and a comfortable total limit routinely hides jewelry or silverware sitting far over its own. Uses the ISO 03 22 figures, which raised nearly every category from the edition most consumer material still quotes, and marks which caps apply only to theft — the detail write-ups reverse most often.

Home Inventory
The list you cannot make after a fire. Insurers settle contents claims against what you can prove you owned, and after a total loss almost nobody can reconstruct more than half of it from memory. Fill this in room by room while everything still exists. Part 3 then checks what you own against the per…
Part 1 - Your policy
Coverage C - Personal property limit200000From your declarations page. Commonly 50% of the dwelling limit, though it is not stated in the policy form - see the Coverage Check calculator on the site.
Coverage A - Dwelling limit400000Only used here to show what your Coverage C works out to as a percentage of it.
Your Coverage C as a share of Coverage AƒxUnder 50% is worth asking about. Over 50% is common on higher-value homes and is not a problem.
Contents settled at replacement cost?YesYes or No. If No, your policy pays actual cash value - depreciated - and a ten-year-old sofa is worth very little. The endorsement that changes this is HO 04 90.
Enter replacement cost throughout this sheet - what it would cost to buy the item new today, not what you paid and not what it is worth used. If your policy settles at actual cash value (row 8), the insurer will depreciate these figures at claim time, which is exactly why knowing the gap is useful.

GapƒxWhat you would be short if everything went at once. A total contents loss is rare; this is the number that tells you whether the limit was ever checked against reality.
Your inventory as a share of your limitƒx
Verdictƒx
Do not treat a comfortable number here as finished. Almost every inventory is incomplete on the first pass, and the categories people forget - clothing, linens, kitchenware, tools, books - are individually cheap and collectively enormous.
Part 3 - Per-category sub-limits
Coverage C is not one limit. Inside it sit per-category caps that apply no matter how much total coverage you carry. These are the ISO HO 00 03 03 22 figures, which is the current edition - most material online still quotes the older, lower 05 11 numbers. Your own carrier may write different amounts…
CategorySub-limitApplies toYour totalOver the limit byStatusWhat to do about it
Jewelry, watches, furs2000Theft onlyƒxƒxƒxSchedule individual pieces on the policy, or add a blanket jewelry endorsement. Scheduled items are also usually covered for mysterious disappearance, which the base policy is not.
Firearms & related equipment3000Theft onlyƒxƒxƒxSchedule the collection. A safe may earn a premium credit but does not raise the limit.
Silverware, goldware, pewterware3000Theft onlyƒxƒxƒxSchedule it. Inherited sets routinely exceed this limit by an order of magnitude.
Money, bank notes, coins, bullion300Any cause of lossƒxƒxƒxThis one is capped for ANY cause of loss, not just theft, and it is the lowest limit in the policy. Do not store meaningful cash at home; a coin collection belongs on a schedule.
Securities, deeds, tickets, stamps2000Any cause of lossƒxƒxƒxAlso capped for any cause. Originals of deeds and certificates belong in a safe deposit box, where the limit is irrelevant.
Watercraft, trailers & motors2000Any cause of lossƒxƒxƒxA boat needs its own policy. This limit is for the trailer and small equipment, not the vessel.
Business property (on premises)3000Any cause of lossƒxƒxƒxIf you run a business from home, this limit is far too low and a homeowners policy is the wrong instrument. Ask about a business-pursuits endorsement or a separate policy.
Portable electronics in a vehicle2000Any cause of lossƒxƒxƒxA laptop stolen from a car falls here, not under the general contents limit.
Everything else (no sub-limit)None-ƒxƒxƒxNo category cap applies - these items are limited only by Coverage C itself.
Total over sub-limitsƒxDollars of property you own that your policy would not pay for in a theft, no matter how high your Coverage C limit is. This is the number that justifies a scheduling conversation.
