Homestead exemption
Alabama's baseline (H-1) homestead exemption reduces assessed value by up to $4,000 for state property tax purposes (up to $2,000 for county general tax), applied automatically only after the owner-occupant files with their county revenue commissioner/tax assessor. Beyond that baseline, Alabama law (Code of Alabama Title 40-9-21) grants homeowners age 65+ a full exemption from STATE property tax regardless of income. Additional income-based exemptions can extend to county and school property tax too: H-2 (age 65+, Alabama AGI ≤ $12,000) provides a partial extra exemption, while H-3 (age 65+ with federal AGI ≤ $7,500, OR any age if permanently and totally disabled, regardless of income) provides a FULL exemption from all state, county, and school property tax on the homestead. None of this is automatic statewide — application and renewal happen at the county level, and exact dollar mechanics vary slightly by county.

First-time buyer / down payment assistance programs

  • AHFA Step Up

    Alabama Housing Finance Authority's flagship down payment assistance program: a 30-year fixed-rate first mortgage (FHA, VA, USDA Rural Development, or HFA Advantage conventional) paired with a 10-year second mortgage covering down payment/closing costs up to 4% of the purchase price (capped at $10,000). Unlike AHFA's First Step bond program, Step Up is open to repeat buyers as well as first-timers and carries a higher income ceiling, making it AHFA's broadest-reach homeownership program.

  • AHFA Mortgage Credit Certificate (MCC)

    Federal tax credit equal to up to 50% of annual mortgage interest paid (capped at $2,000/year) for the life of the loan, reducing federal income tax owed and freeing up qualifying income. Available with conventional, FHA, VA, USDA, or privately insured mortgages from a participating lender, and can be stacked with Step Up.
