    Missouri Housing Development Commission's primary 30-year fixed-rate first mortgage, funded by tax-exempt mortgage revenue bonds, for first-time homebuyers (or anyone who hasn't owned a home in the prior 3 years) and qualified veterans statewide. Offered as a Cash Assistance Loan (CAL, with down payment/closing cost assistance) or Non-Cash Assistance Loan (Non-CAL, lower rate, no assistance); subject to income and purchase-price limits.

  • MHDC Cash Assistance Loan (CAL)

    Down payment and closing cost assistance paired with a First Place first mortgage: a forgivable second loan equal to 4% of the total mortgage amount, with no monthly payment. Fully forgiven if the borrower stays in the home 10 years (forgiveness begins at year 5, at 1/60th per month); repayable if the home is sold or refinanced sooner.
