Homestead exemption
Nebraska's Homestead Exemption is not a general benefit for all owner-occupants — it is means-tested and category-restricted, available only to: (1) persons age 65+ meeting income limits (exemption percentage scales down as income rises, on a sliding scale up to a maximum household income threshold), (2) qualified disabled individuals, and (3) qualified disabled veterans (100% service-connected disabled veterans and their widow(er)s receive a full exemption on the homestead's taxable value regardless of income). Applicants must own and occupy the home as their principal residence from January 1 through August 15 of the application year, and must file a new application with the county assessor by June 30 each year (it does not carry over automatically).

First-time buyer / down payment assistance programs

  • NIFA First Home Program

    Nebraska Investment Finance Authority's primary fixed-rate first mortgage (conventional, FHA, VA, or USDA) for first-time homebuyers (or anyone who hasn't owned and occupied a primary residence in the prior 3 years) statewide; for buyers who don't need down payment assistance. A companion 'First Home Targeted' program offers the same terms in designated target areas with higher limits.

  • NIFA Homebuyer Assistance Program (HBA)

    Down payment and closing cost assistance paired with a NIFA first mortgage, offered as either a grant of up to $5,000 (no repayment required) or a second-mortgage loan of up to 5% of the purchase price (capped at $10,000), at 1% interest over a 10-year/120-month term.
