Nevada does not exempt a dollar amount of assessed value like FL/TX/PA. Instead, its primary owner-occupant protection is a property tax ABATEMENT that caps annual increases in the tax bill (not the assessed value itself) on an owner-occupied primary residence at 3% per year, versus up to 8% per year for other residential/commercial property — so even if a home's market value jumps 10% in a year, the property tax bill itself can rise by no more than 3%. Separately, Nevada's constitutional homestead law (NRS 115) protects up to $605,000 of home equity from most creditors' claims (a debtor-protection homestead declaration, distinct from the property-tax abatement) — filed with the county recorder, not automatic.

    Nevada Housing Division's primary down payment assistance program for first-time homebuyers (no home ownership in the prior 3 years) statewide: assistance of up to 4% of the total loan amount, structured as a 30-year, non-forgivable second loan at a fixed interest rate, usable for down payment and/or closing costs, paired with an FHA/VA/USDA/conventional first mortgage.
