New Jersey Housing and Mortgage Finance Agency's (NJHMFA) competitive 30-year fixed-rate, government-insured (FHA/VA/USDA) first mortgage for eligible first-time homebuyers purchasing a primary residence in New Jersey. Can be paired with the NJHMFA Down Payment Assistance Program. First-time-buyer requirement is waived for purchases in a designated Urban Target Area (UTA) and for qualified veterans.
Interest-free, no-monthly-payment second loan of up to $15,000 (up to $10,000 in lower-cost counties) toward down payment and/or closing costs, forgiven after 5 years of continuous owner-occupancy. Must be paired with an NJHMFA first mortgage (typically the First-Time Homebuyer Mortgage Program); usable only once per borrower. A separate NJHMFA First Generation Down Payment Assistance Program can add up to $7,000 more (total $17,000-$22,000) for eligible first-generation buyers.
