Homestead exemption
New Mexico does not have a traditional ad-valorem homestead exemption. Instead it offers a 'Head of Family' exemption under NMSA 7-37-4: up to $2,000 of the taxable (assessed) value of a primary residence is exempt for a New Mexico resident who is the head of a family (or property held in a qualifying grantor trust). Only one exemption per household; must be applied for once with the county assessor and then renews automatically. New Mexico also has a separate, larger property tax limitation for qualifying low-income seniors (65+) and disabled residents that freezes assessed value, which is distinct from this exemption.

    Fixed-rate second-mortgage down payment and closing-cost assistance loan of up to 4% of the purchase price, for first-time homebuyers; must be paired with an MFA FirstHome first mortgage.
