Homestead exemption
Pennsylvania has no broad ad-valorem homestead exemption like FL or TX. Instead it offers a school-district-only 'homestead/farmstead exclusion' under Act 1 of 2006 (the Taxpayer Relief Act), funded by gaming revenue: it reduces the assessed value used for school property tax (not county/municipal tax) by a flat per-district dollar amount, typically worth about $200-$700/year in relief. Not automatic — homeowners must apply with their county assessment office (deadline typically March 1).

  • PHFA Keystone Home Loan

    Pennsylvania Housing Finance Agency's primary 30-year fixed-rate first mortgage for first-time homebuyers statewide (non-first-time buyers can qualify in targeted areas or as a discharged veteran); subject to income and purchase-price limits.

  • PHFA Keystone Advantage Assistance Loan

    0%-interest second mortgage for down payment and/or closing costs, up to the lesser of 4% of the purchase price or $6,000, repaid over 10 years; must be paired with a PHFA first mortgage, minimum 660 credit score.
