Compare an adjustable-rate loan's intro period against a fixed rate.

What homeowners insurance costs in your state, and whether what you pay is out of line.

Replacement cost calculator

Is your dwelling coverage actually enough to rebuild — and what a shortfall costs at claim time.

Deductible comparison

What a higher deductible really saves, how long it takes to pay off, and what a storm deductible actually costs.

Renewal increase check

Did your renewal go up more than premiums did across your state — and what to do about it.

Full coverage check

All six limits on your policy against what the standard form and regulators say to expect — including the liability limit nobody looks at.

Rental property analysis

Cap rate, real cash flow, and cash-on-cash return — with the expenses most analyses leave out.

Hold-period total return

What five years of owning it actually returns — cash flow, the loan your tenant pays down, and the sale.

Investment cash to close

Every dollar you bring to the closing — transfer tax, who pays it in your state, recording tax, and lender reserves.

Retirement tax by state

What your state actually takes from a 401(k) withdrawal, a pension, and Social Security — in dollars, not a yes/no list.

Brokerage account growth

Long-term index-fund growth after expense-ratio drag — and what your state takes from the gains at withdrawal.

Roth vs. Traditional

Decided on the two rates that actually govern it — yours now, and yours at withdrawal, in the state you'll retire in rather than the one you're in.

Contribution limit optimizer

2026 limits, employer match, the 60-63 super catch-up, and whether the Roth catch-up mandate applies to you.

Required minimum distribution

When your RMDs start under SECURE 2.0, how much this year's is, and what missing it costs.

Backdoor Roth pro-rata

What a backdoor Roth conversion would actually cost you in tax — the pro-rata rule most calculators only describe.

Self-directed IRA real estate (UDFI)

The tax a leveraged rental owes inside a self-directed IRA — computed at trust rates, not the rate you'd assume.

Auto loan calculator

The real out-the-door number — including whether your state credits your trade-in against the sales tax.

Auto lease calculator

Money factor, residual, and the payment — taxed by your state's actual method, since some states tax a lease's full value upfront instead of each payment.

Loan payoff calculator

What paying extra actually saves you — in interest and in months — on a car loan, a personal loan, or anything else that amortizes.

0% APR vs. cash rebate

Which dealer offer actually costs less over the life of the loan, and the rate at which they tie.

Personal loan calculator

Payment, total interest, and the effective APR once an origination fee is deducted from what actually reaches your account.

Debt consolidation calculator

Whether one loan actually beats paying your existing debts off as they are — measured against the best you could do without consolidating.

Auto refinance calculator

Whether refinancing your car loan is worth it — including whether a lower payment is being bought with a longer term on a depreciating asset.

Lease vs. buy a car

The same car both ways over the same months, with the resale value credited to the buyer — the part most comparisons leave out.

Paycheck breakdown calculator

One paycheck line by line, and the pay period in which Social Security stops and every remaining cheque gets bigger.

Raise and bonus impact calculator

What a raise leaves you after tax, and what a bonus is withheld at versus what it actually costs.

W-2 vs. 1099 calculator

What contract profit actually replaces a salary, solved against the real self-employment tax rules rather than estimated.

Effective vs. marginal tax rate calculator

The bracket ladder drawn out — every bracket, the income that landed in it, and why a raise can never leave you with less.

Take-home pay calculator

What actually reaches your account after federal tax, FICA, and your state's own brackets — with local income tax disclosed rather than guessed at.

50/30/20 budget calculator

Needs, wants, and savings as shares of your TAKE-HOME pay — not of gross, which is the version that never balances.

Debt payoff calculator

Avalanche against snowball, month by month — and the real dollar cost of choosing the easier one.

Where does my paycheck go

Take-home from Salary, housing from Rent or Mortgage, debts from the debt calculator — and what is actually left.

Savings goal calculator

What a target costs each month, and how much of it growth is expected to supply rather than you.

Emergency fund calculator

Months of essential spending, not months of income — the distinction that decides whether the number is right for you.

Rent affordability calculator

What rent you can carry against take-home pay, what a landlord will screen you on, and the gap between the two.

Rent vs. buy calculator

The honest break-even, including what selling costs and what the down payment would have earned if it stayed invested.

Move-in cost calculator

Every dollar a move takes, split into what comes back and what never does — plus whether the deposit is one your state actually allows.

Rent increase checker

What the increase costs a year, whether your state caps it, and the notice rule that decides most cases the percentage does not.

Roommate rent split calculator

Splits rent by room size and by income, side by side with an even split, so you can see how much the choice of rule is actually worth.

Homestead exemption
Wisconsin has no ad-valorem homestead exemption that reduces a homeowner's assessed value or property tax bill directly. Instead it offers the Homestead Credit — a refundable STATE INCOME TAX credit (claimed on Schedule H) for lower-income homeowners and renters, based on household income and property taxes (or rent) paid; income limits and the maximum credit amount are set by the legislature and adjusted periodically, so check current figures with the Wisconsin Department of Revenue. Separately, most owner-occupied residences also receive automatic reductions on the December tax bill itself via the Lottery and Gaming Credit and the First Dollar Credit (both statewide, applied to the bill rather than assessed value), plus the broader School Levy Tax Credit applied to all parcels.

First-time buyer / down payment assistance programs

  • WHEDA Advantage Conventional / WHEDA Advantage FHA

Wisconsin Housing and Economic Development Authority's two 30-year fixed-rate first mortgage programs (Conventional and FHA), available statewide to both first-time and repeat buyers of an owner-occupied primary residence; a reduced interest rate is available in 15 designated rural target counties. Can be paired with either WHEDA down payment assistance program for up to 100% financing in many cases.

  • WHEDA Easy Close Advantage DPA / WHEDA Capital Access DPA

Two down-payment-assistance second mortgages, each paired with a WHEDA first mortgage. Easy Close Advantage DPA: minimum $1,000 loan, up to 6% of purchase price, as a 10-year fixed-rate second mortgage with a monthly payment at the same rate as the first mortgage. Capital Access DPA: a flat $7,500 loan as a 30-year fixed, 0%-interest, no-monthly-payment second mortgage, but with lower income limits and currently very limited funding (78 loans available statewide starting Jan 15, 2026, first-come first-served until funds are exhausted).
