Homestead exemption
Florida's homestead exemption exempts up to $50,000 of assessed value: the first $25,000 applies to all taxes including school district tax; an additional $25,000 (on the portion of assessed value between $50,000-$75,000) applies to all taxes EXCEPT school district tax. Combined with the 'Save Our Homes' cap, which limits annual increases in assessed (not market) value to the lesser of 3% or the change in CPI (2.9% for the 2025 tax roll), this can create a large and growing gap between assessed and market value over time. Also provides constitutional creditor/judgment protection on the homestead. A ballot measure to raise these amounts to $150,000/$250,000 was pending as of this research and is NOT yet law — only the current $25,000/$25,000 figures are used here.

  • FL Assist

    Statewide Florida Housing Finance Corporation down payment assistance program: a deferred, 0%-interest second mortgage up to $10,000 with no monthly payment, repaid at sale, refinance, or payoff of the first mortgage.

  • Florida Homeownership Loan Program (FL HLP)

    Florida Housing Finance Corporation second-mortgage down payment assistance of $12,500, at a 3% fully-amortizing fixed rate over a 30-year term with a small monthly payment; cannot be combined with Hometown Heroes.
